Partnering to Help More People Move to Greater

By partnering with the Federal Home Loan Bank of San Francisco (FHLBSF), Greater Nevada Mortgage is proud to offer first-time homebuyers access to federal down payment assistance programs like the Workforce Initiative Subsidy for Homeownership (WISH) grant program. In 2024, the WISH program offers eligible low- to moderate-income households 4-to-1 matching grants of up to $30,806 that can be a valuable aid in your journey to purchasing your first home.

Want to Know if You’re Eligible?

To be eligible for WISH grant funds, the homebuyer must:

Have successfully completed a homebuyer counseling program.
Be a first-time homebuyer, as defined by the FHLBSF’s AHP Implementation Plan.
Meet income eligibility guidelines, as published by the Bank at the time of enrollment in the WISH Program and be at or below 80% of the HUD area median income.
Submit an application for Nevada and/or California properties.
Must open escrow on a home purchase transaction within one year of enrollment in the WISH program.
Qualify for membership with Greater Nevada Credit Union (which is open to anyone living or working in Nevada’s 17 counties, and members of their immediate family).

¹Annual Percentage Rate (APR) is based on a loan amount of $450,000 at 80% Loan-to-Value with a credit score of 700 for conforming loans. Rates and fees are subject to change without notice. Membership with Greater Nevada Credit Union is required prior to loan funding, which is open to anyone living or working in any of Nevada’s 17 counties and members of their immediate family. Average purchase loan turnaround time is based on application completion to final approval, with all required conditions and guidelines being met awaiting the Close of Escrow date, for October 2024. This is not a guaranteed timeframe for all loan applications. Each loan transaction is different, and individual turnaround times will vary.
